In 2024, Stonehaven was appointed by DARGLOBAL to provide comprehensive pre and post-contract cost management services for the Marriott Hotel and Branded Residences in Muscat, Oman. At Stonehaven, our responsibilities included the preparation of detailed design BOQ and pre-tender estimates, the creation of tender documents, the evaluation of tenders, and the drafting of contract documents. Additionally, we oversaw the daily cost management of the project, ensuring the proper administration of site works. This extensive project encompassed over 80,000m² of built-up area across four towers, featuring hotel suites, branded residences, restaurants, spas, and landscaped areas.

Stonehaven was appointed by ROSHN to deliver comprehensive pre-contract services for their ambitious Al Islamiah Development on the outskirts of Riyadh, Saudi Arabia. Our scope of work included preparing initial cost estimates for the entire masterplan, producing detailed Bills of Quantities (BoQ) for each building type, and developing pre-tender estimates from concept through to detailed design stages. The development covers a built-up area of over 1,892,000 m², featuring more than 3,200 villas & 2,400 townhouses, as well as associated infrastructure, landscaping, and over 30 community buildings.

Stonehaven was appointed by a Private Client in 2022 to provide post contract project management and cost consultancy services for this best-in-class villa located in one of the Middle East’s most exclusive locations. Stonehaven managed and administered all consultants consisting of lead design, international specialist design and supervision as well as the main contractors. The main contract consisted of several provisional sums which Stonehaven procured subject to competitive tendering to achieve best value for the Private Client. The villa consisted of a basement, ground floor and two upper floors on a plot area is 2,900m2 with an approximate built-up area of 4,000m2. The project consisted of piling, substructure, superstructure, mechanical and electrical, specialist façade, interior fit out, swimming pool and landscape.

From pre-concept through construction and to handover, Stonehaven procured, awarded, and administered all consultants consisting of lead design, specialist design and supervision as well as the piling and main contractors. Procurement was traditional on a fixed price lump sum subject to competitive tender. The villa consisted of a basement, ground floor and two upper floors on a plot area is 2,200m2 with an approximate built-up area of 3,500m2. The project consisted of piling, substructure, superstructure, mechanical and electrical, specialist façade, interior fit out, swimming pool and landscape.
